Robert W. Coleman, Jr. began his surveying career in the U.S. Army as a paratrooper/surveyor with the 82nd Airborne in 1976 and honorably discharged in 1979, after which his career began in the public sector. He became a licensed surveyor for the State of Virginia in 1994 and started his company in 1995.
Steven and Seth Hall are brothers with many years of experience in the surveying field and treats all surveying tasks, including our clients, with the professionalism they would expect.

1) Physical / Mortgage Surveys

1) Research local court records on the subject and adjoining properties.
2) Field locate, stake and flag property corners, locate structures, sidewalks, driveway, visible utilities, fences and encroachments upon property lines.
3) Office compute (from field data) and draft survey.
4) Plot and sign plat for recordation.
5) Field set any missing property corners.


2) Topographic Surveys

1) Obtain clarity on the scope of work, with contour intervals needed for project.
2) Research local court records on the subject and adjoining properties (if needed).
3) We use GPS or assumed elevation benchmarks for project (client preference).
4) Field location within and partially beyond the scope of work.
5) Office compute (from field data) and draft survey or base map.
6) Able to create PDF and Digital files.


3) Minor / Family Division Surveys

1) Obtain clarity on the scope of work needed for project.
2) Set meeting with local planning department for pre-division standards, protocols and preliminary blessing from said department.
3) Research local court records on the subject and adjoining properties.
4) Field locate property corners, drain fields and house sites (if needed).
5) Office compute / plat for submittal to planning department for review.
6) Office revise (if needed) for any planning departments comments.
7) Surveyor will then sign final plat, have client / clients and planning departments signature.
8) Field set and flag new property corners.
9) Have attorney put plat to record.


4) Boundary Surveys

1) Obtain clarity on the scope of work needed for project.
2) Research local court records on the subject and adjoining properties.
3) Field locate property corners and flag / stake property lines (if requested).
4) Field locate exterior fences and structures that may encroach upon property lines.
5) Office compute (from field data) and draft survey.
6) Plot and sign plat for recordation.
7) Field set any missing property corners.


5) Residential Construction Surveys

1) Obtain clarity on the scope of work needed for project.
2) Research local court records regarding setback and easement information within the subject and adjoining properties.
3) Field locate property corners to establish control for construction site.
4) Office compute for proposed house and field stake-out points.
5) Field stake proposed house location for foundation.
6) Field pin foundation (if needed).
7) Field locate foundation (if needed).
7) Office create foundation survey plat (if needed).
8) Field locate final as-built construction (if needed).
9) Office compute final as-built survey plat (if needed).

Bob & crew were a delight to work with. He helped me know where a fence can be placed & explained the easement around my property in detail. They marked not just the corners of my property, but along the sides too. So, there was no question about where are property lines were. Also, they were very affordable. All around happy customer here that highly recommends Residential Surveying Services!
